Our Application Policy

• An application must be filled out for each intended occupant, 18 years or older, regardless of whether they will be paying rent or not. 
• A credit report will be run on every intended occupant, 18 years or older. 
• There is a NON-REFUNDABLE processing fee charged by Rentspree for each application regardless of relationship status.
• There are NO exceptions and all information contained in the application(s) is verified prior to any approval.
• By submitting an application, you give us permission to contact your current or prior landlord, and your current or prior employer for verification purposes.

Until we receive a complete application from each and every intended occupant of a property, your application will be considered incomplete and will NOT be processed. 

By applying, you agree to the following reports being run:

Full Credit Report

Every online rental application comes with a TransUnion verified credit score. The scores are confidential, and are only available to the prospective renter, agent/manager and property owner. A soft credit inquiry is utilized, which has no effect on a user’s FICO score. 

Criminal Records

A comprehensive criminal record check is essential for tenant verification. Our background check has access to millions of criminal records to ensure peace of mind when choosing a tenant. 

Eviction Report

Access the prospective tenant’s eviction history instantly. Our eviction history reports provide the most up-to-date eviction reports available with every online rental application. 

PRIOR TO MOVE IN, all prospective tenants must have provided the following otherwise keys will NOT be given.

· Copy of each applicant’s social security card

· Copy of each applicant's driver’s license or state issued photo ID

· POI, either copies of your last 2 months of payment stubs or last 2 years tax returns, or 3 months of bank statements

· Proof of Renter's Insurance
